Hove & Brunswick covers the most elegant, central stretch of Hove, from the sweeping Regency squares of Brunswick Town and Adelaide Crescent right through to the independent shops and restaurants of Church Road and George Street. It’s the part of Hove closest to Brighton, and the part many people picture first when they think of Hove.

Down by the seafront, grand white terraces and garden squares give the area real presence, with sea air and morning walks never far from the front door. Brunswick Town, Adelaide Crescent & Palmeira

One of the most elegant addresses in Hove. Brunswick Town and Adelaide Crescent sit right where Brighton meets Hove, built around sweeping Regency crescents, whitewashed terraces and grand garden squares that run almost to the seafront. Adelaide Crescent was designed by Decimus Burton, with the Italianate Palmeira Square added at its northern end, and today the wider Brunswick Town conservation area holds over 550 listed buildings, including more than 100 at Grade I.

Property here is largely grand Regency and Victorian Italianate terraces, many now converted into elegant flats, along with scattered seafront mansion blocks. Palmeira Square and Adelaide Crescent gardens sit at the heart of the area, with Hove Lawns and the beach huts just a short walk to the seafront.

Central Hove & Cliftonville

A few streets back from the seafront, Church Road is the main lifestyle and high street focus for this part of Hove, long known locally as the road of restaurants, with independent shops, cafés and places to eat lining much of its length. George Street adds useful everyday convenience close by, its pedestrianised stretch home to a good spread of shops and services.

Cliftonville, around Hove Station, The Drive and parts of Church Road, adds handsome period architecture within its own conservation area, prized by commuters for its convenience as much as its character. Property across Central Hove and Cliftonville is often more accessible than the seafront squares, but no less characterful, with Victorian and Edwardian terraces lining most streets.

Schools & family life

Brunswick Primary School and Cottesmore St Mary’s Catholic Primary School are two well known local names nearer the seafront, alongside St Andrew’s C of E Primary School. At secondary level, Blatchington Mill School and Hove Park School are well known state options serving this side of Hove, with Cardinal Newman Catholic School also close by, while BHASVIC and Varndean College are well regarded choices for sixth form alongside Cardinal Newman’s own.

Brighton Girls (GDST) on Montpelier Road is a well regarded independent option within easy reach, right on the Brighton and Hove border, and there’s also a good range of local nurseries and early years settings across the area, though as ever it’s worth checking current availability directly.

As with all school and nursery choices, admissions, catchments, Ofsted ratings and availability can change, so it’s always worth checking the latest guidance directly with Brighton & Hove City Council and the individual schools or nurseries.

Green space, every direction

Hove Lawns stretches out along Kingsway, a wide ribbon of grass backed by a pebble beach, with the candy coloured beach huts running from The Lawns Cafe right along to Kings Esplanade. Palmeira Square and Adelaide Crescent gardens, along with the other garden squares dotted through Brunswick Town, offer a quieter, more formal green space just moments from the sea, and a favourite for a morning walk before the seafront gets busy.

A little further north, St Ann’s Well Gardens is a genuine local gem, a peaceful retreat with winding paths, a popular cafe, a large children’s playground and a quieter wildlife area with a pond and mature planting.

Cafés, restaurants & local life

Church Road is the main spine of central Hove’s food and drink scene, with restaurants, cafés, bars and independent shops giving the area much of its everyday energy. George Street adds useful day to day convenience, with shops and services close at hand, but the real draw is the wider mix of places to eat, drink and meet friends across Church Road, Western Road and the seafront.

There are so many fantastic restaurants and bars to choose from here that we couldn’t possibly cover them all, but a few worth naming are Palmito on Western Road, known for bold, seasonal cooking in a small, intimate setting, and Archipelagos, a long standing local favourite for Greek food. Fourth and Church combines restaurant, wine bar and wine shop, while etch. on Church Road gives Hove a more refined dining name of its own.

Down on the seafront, Kingsway has its own parade of local favourites, including Franco’s Osteria, Sugardough Bakery and Kernel of Hove, while Marrocco’s, a family run Italian ice cream parlour and restaurant on Kings Esplanade since 1969, remains a seafront institution, with queues along the promenade on a warm day.

Culture & leisure

Culture and leisure round out the area’s appeal, from Hove Museum of Creativity, housed in the Victorian villa Brooker Hall, to The Old Market on Upper Market Street near the Brighton border, and Sussex County Cricket Ground on Eaton Road, home to Sussex Cricket since 1872. Beyond the cricket itself, the ground is a popular venue in its own right throughout the year, hosting everything from a much loved annual fireworks night to major touring concerts.

And then there’s the simplest pleasure of all: a coffee or an ice cream in hand, a long Sunday stroll down the promenade, or just a spot on the beach to sit and watch the world go by. It’s one of the real joys of living here.

Getting around

  • Hove mainline station serves Central Hove and Cliftonville directly, with the fastest services to London Victoria taking around 1 hour 6-7 minutes.
  • Brighton mainline station is also within easy reach for Brunswick Town and the eastern edge of Hove.
  • Gatwick Airport is a straightforward train journey from either station.
  • Regular bus routes connect the area to central Brighton and along the seafront.
